A disused Yorkshire farm which was falling into dilapidation has been brought back to life with the help of GB Bank.
The Teesside-based bank provided residential bridging finance to developer IOG Developments to transform the farm and associated outbuildings in Sowerby Bridge near Halifax into family housing.
The farm had been disused for a number of years and was falling into disrepair before IOG Developments stepped in.
It will now provide several family dwellings in a popular rural area of West Yorkshire.
GB Bank maintained high levels of communication between all parties to ensure the development could proceed, allowing IOG Developments the time required to complete the transformation, while getting ready to market the properties.
Matt Gray, Relationship Manager at GB Bank, said: “We were delighted to be able to help IOG Developments to finish this transformation which will provide family accommodation in this very popular area.
“Our residential bridging solution means that the final unit on the site can be completed, enabling the customer to market the development in its entirety.”
“It was particularly pleasing to be able to move so quickly to get the deal finalised, ensuring that we moved from initial enquiry to completion within a month.”
Jake Richardson, Finance Broker at YBFA, said: “We are here to support great customer outcomes, whatever the situation. In this case we needed to act fast and by going the extra mile we were able to do just that. Our ultimate aim is to deliver the best funding solution to our clients, so that they can continue with their great work, and this is a perfect example.”
“Collaborating with Matt at GB Bank, we turned a challenging situation into a success story, securing a bridging loan within a month of being engaged. By leveraging our network of key professionals and in-depth market knowledge, we were able to get this one over the line quickly for IOG Developments.”
